I’m in this week’s tip, and I want to discuss how to make the move to your next property.

Right now, listing numbers are at historic lows, so while you will most likely achieve a record price for your home, finding the next one can be difficult.

We too often see people who have sold and are forced to either purchase something that isn’t right, slightly out of their original budget or in a different suburb. Here are my tips for ‘Making the Move’.

The Agent – Make sure the agent you are dealing with is focused on making sure you make the right decision. Have a plan in place and make sure you have discussed the various options such as selling first, asking for a long settlement, bridging finance, being a subject sale (how to maximise your chances of having your offer accepted as a subject sale) etc.

Your next property – Thoroughly research properties. The property type you are looking to purchase will dictate how your plan looks. If you are downsizing from a large block or family home to something on a smallish block may mean you have more options and less competition. If you are upsizing from a 3×1 to a family home, then chances are there will be lots of competition among buyers, so selling first may be a risk.

Think of the buyer type you are – If you feel you can sell and can move into a friend/family member’s house and are open to various properties/ locations, then chances are you will find something quickly. If you are a particular buyer who wants a specific area or a specificstyle of home, then selling first with a long settlement may mean the right property may not come up and cause undue stress.

Essentially if your property is well presented and priced correctly, you are in the box seat to receive a great price and potentially multipleoffers. Make sure the agent you choose has genuine care for the process moving forward. For more information or a catch-up, please contact me anytime.
