How do I know my property is compliant..?

As a landlord it is important you are aware of your obligations to provide a safe property for tenants.

There are legislative requirements that we as property managers need to ensure are enforced.

  1. Firstly, we have blind compliancy, this is when operational cords or chains require to be secured to the wall to avoid creating a hazard for the occupants.
  2. When it comes to electrical safety there are a list of requirements to ensure compliance, these include;
  • Ensuring the RCDs are in working condition
  • That there is correct amount of functioning smoke alarms that are in the correct locations to ensure the whole home is protected
  • The property must have an earth stake to avoid any live electricity in the wet areas
  • As a minimum level of security, we must have a light at the front porch which can be turned on and off from inside the property and be in working order at all times
  1. Windows must be compliant for security reasons or in other words, they should not be able to be opened from the outside. This can be achieved by ideally having locks on each window, but also by having security screens to the exterior side.
  2. Lastly, we have door lock compliance, we will require to ensure there are two points to lock on external doors, whether it be a handle with a lock and a dead bolt, or an additional security screen, we also suggest that you have a solid wooden door for added security.
